We recognise that building a home can be seen as a long and complicated process which is why we try to streamline it as effectively as possible. Though each type of project may vary slightly in the process which is required, we will provide you with a general overview so you know what to expect along the way.

We sit down with you to strategise on how your desired outcome can be achieved using a collaborative approach. With the vision and strategy in mind, you take a lead role in designing your project with our qualified architects.
With designs in place, we then take care of the approval process so you can sit back and wait to see stamped plans ready for construction.
What to expect
We begin by introducing ourselves during our first telephone consultation. This provides us with an opportunity to ask each other questions and get to know one another. During this session a Progeny Client Manager will ask you a series of questions in order to understand exactly what it is you’re looking to achieve, your circumstances, expectations and long-term objectives.
Depending on the information you provide and what you seek to gain, a call back may be scheduled with a senior staff member. Having obtained the required information we then discuss the options available to you which is relevant in your particular scenario.
The information obtained during this session will assist us in preparing your quotation.
Please allow 30 minutes to 1 hour for this session.
Once we have discussed a strategy that is relevant to your objectives, we follow up on the initial consultation with a subsequent meeting. This gives you the opportunity to ask further questions and clarify any concerns that you may have.
Once you are satisfied with how we will progress, we confirm details on the type of home that you wish to construct in order to provide you with an informal quotation or price guide. We will require you to fill out a form and email it to us which gives us specific information that is relevant to your quotation.
The stages of the documentation, approval and administrative processes will also be explained, including how and when final selections are required to be made.
We will also ask you to provide further information on your block (if you have them) such as contract of land, Section 32, Certificate of Title, Section 149 Planning Certificate, subdivision plan, sewage diagram and other documents relevant to your site.
During this consultation you will be provided with a final indicative price and inclusions list. You can choose to add to or subtract from the included items on the list.
To prepare and secure your official tender, a refundable deposit* is required to secure the base house price including any promotional offers that may be relevant at the time.
The deposit is $1,000 and will count towards the Approval stage or construction stage of the project, whichever is relevant.

Once we received the signed quotation and your deposit, we commence design works. During this time you will be liaising directly with our architect in order to design your home. Once we receive draft designs we are ready to prepare the final tender and undertake required initial works such as soil testing, site survey and other applicable preliminary requirements.
A second deposit of $1200 is required for soil testing and site survey to be undertaken.
The next appointment is the tender presentation appointment. The tender includes all of the preliminary site costs and selections that you have made with reference to the plans provided by the architect.
Upon signing off on your tender, we will require the Design and Approval stage payment in order to proceed with gaining the required approvals for construction. This will depend upon the type of build that you are undertaking.
50% of the construction deposit also becomes payable at this point. The sum payable is approximately 5% of the contract value.
Once Progeny has received your payment and signed tender documentation, you will be provided with a HIA New Home Contract.
During this consultation we will also be finalising an electrical plan which includes location of power points, lighting and light switches, data points, intercom, security system, etc.
We then continue to finalise construction drawings with the architect and confirm all relevant information specific to council or Complying Development Certificate requirements.
Prior to the commencement of site works, we will again ask you to provide (amongst other things):
- confirmation of land ownership;
- Finance re-confirmation such as an unconditional letter of offer and written confirmation from your finance provider that funds are ready to be released for construction progress payments;
- Signed HIA Contract;
- Balance of the construction deposit.
To commence site works we must have received all required approvals, HIA contract pre-commencement clauses are met, evidence of land ownership, details of restrictions and covenants, evidence of finance and signed drawings.
Having cruised through stage 6 we are now ready to construct. The following steps are what you can expect during this stage:
- Peg-out of your site and erection of site fencing;
- Foundation works;
- External lining;
- Internal lining;
You will be provided detailed processes as we approach the construction phase.
